While new condos begin appearing throughout Ottawa’s downtown core at a quicker pace than ever before, Lamb Development’s new condominium project SoBa (“SOuth on BAnk”) is designed to bring new life to the southern stretch of Centretown. The condo is to be located at 203 Catherine Street near the corner of Bank, just north of the Queensway. This area of the city provides a challenge for any builder wishing to revamp the neighbourhood due to its proximity to the 417, but the developer hopes to change this with the plans for SoBa. Their website has declared that the small section of Centretown from Gladstone to Catherine, stretching between Elgin and Kent streets, is “Ottawa’s hottest new district”.
The building itself will feature a black brick exterior, and its modern, multi-dimensional design will bring a refreshing new look to the neighbourhood. SoBa will offer 240 suites on 23 storeys, each providing excellent views over the surrounding areas of the city, including downtown, the Glebe, and the Golden Triangle. Unit sizes start at 407 square foot for lofts and can reach over 1,200 square feet for a penthouse suite, with prices starting at $179,281 and reaching up to $773,047. One and two bedroom units are offered as well, and for those looking for a bit more space, suites with additional dens are also available.
Individual units will offer 9’ ceilings in the main living areas with modern, European-style cabinetry in all bathrooms and kitchens. Optional finishes allow for exposed concrete ceilings, walls, and columns in some units as well. Floor-to-ceiling windows feature sliding doors leading out to balconies and terraces, either of which come equipped with connections for a gas barbecue. Units control heating and air conditioning individually utilizing a heat pump system, and all suites are pre-wired with a high-speed wiring infrastructure to allow for modern devices, with each outlet connected directly to the suite network centre. The building also offers 24-hour concierge and security services, with surveillance in the main lobby that can be viewed from a resident’s television.
Building amenities include the private Sky Garden Club on the sixth floor, featuring an outdoor pool. Inside, residents can enjoy full use of the gym, lounge, and other services. Residents will also benefit from everything the neighbourhood has to offer. What makes this section of Bank Street unique is that it truly is located in the heart of the city. New residents will find themselves within walking distance from much of what Ottawa has to offer, whether it be national landmarks downtown or the quaint shopping districts in the Glebe or Old Ottawa South. Nightlife, pubs, and eateries are mere blocks away on Elgin, while the Rideau Canal and Dow’s Lake are just short walks in another direction. For destinations outside the downtown area, buyers will have quick and easy access to the Queensway.
